Do you think you could offer her two extra days of pro-rated rent based on a thirty day month (June), and point out that she won't be losing any rent money, that you're in a pinch? Maybe you could offer to pay her two days pro-rated rent of the new tenant's rent amount? Just to be really nice? But if she already accepted your rent for this month, you are legally entitled to be in your space until 11:59 PM on the 31st. You have a contract, and consideration has been paid by you with the understanding that you get the place for a month in exchange.
