Radio_Flyer...always liked that name! Hi RF! I've just got to say that I like your laughing at it all. It's a rueful laugh perhaps but it's something that I would do I think. I know I've seen some times when I just went oh man...what in the !!!???...and just shook my head at the ridiculousness of it all.

That said I hope that gets squared away and things back to normal. I hope you're not out personal property and you're covered for any losses if so. Go figure the walled off valve would wind up being a problem. If you had access to it you probably would never ever need it...!!! Hope you're getting things figured out. Big pain it must be.
