I just looked up what it is here, and between 2% and 4% is the norm when selling log home in Nordic wilderness.
When H and I bought the place we live now, we used the same realtor that had this house listed to sell our old flat. I think that's reasonably common, if you are selling a house in the same area where you're buying. So realtors often deal with the same people as buyers and as sellers, I think, which ought to be an incentive for them to stay ethical. It is a deeply crooked business, though.
