This guy is totally leaching off you. He's not going to change. If you can bear the loneliness of being on your own, tell him to move out.

If being alone is more than you can bear, then let him stay. Just know that he will always take more than he gives. No amount of note writing on your part is going to change him.

You can't expect any fair treatment from this guy. His values don't include being with a woman on any basis, other than using her for what he can get. He will not change.
