I think your answer to improvements on the condo may lie in the language of the trust. Of course, I am not privy to terms, but improvements may be in compliance with the trust. The friend may be a proxy, of sorts. Just lawyer speculation...I could totally be wrong not knowing what the trust entails. Good luck xo
