Make sure that if you do rent from him, there is going to be a lease to sign and map out all the details. I would ask him if there is any space that is off limits or is there going to be rationed living room time, kitchen time, who gets to use the shower at what time. Is there any maintenance of the house that you are responsible for, such as cleaning the yard.
