welcome to pc! relationships are difficult and take alot of work, but if you're happy all of it is worth it in the end. my concern with the guy that lives near you is that you have tried it twice and it hasn't worked out. sometimes there are reasons why an ex is an ex. i guess you need to sort out your feelings for both of them and decide who you want to be with. follow your heart, best of luck to you.
