Grrr.... I've done a lease three times for this new renter. Pulling my hair out by now.. and extra grumbles... AJ wants to charge him $575 including utilities. AJ's dad said $550 including utilities. So AJ made me change it to $575 and AJ's dad said change it to $550.

AJ's dad said he doesn't want to lose the renter because atleast the $550 helps pay the utilities.. So of course AJ is going to fight with me.
AJ's dad said he will talk to AJ on Sunday about the renter paying $550.

AJ started working at a restaurant part time as a server. He is in training now, going to school two days a week, and will get paid next week for training. Then he should be "serving" and making tips. He has worked as a server before and made great tips.. Atleast AJ is working.. May not be what he wants to do but he is working...

I hear AJ argueing upstairs... I think it is about the rent.... I bet the new renter gets angry and leaves.... Then AJ will come downstairs and fight with me because I told the new renter the rent is $550..

Can you believe all this confusion..over $25 stupid dollars..... AJ's dad told me from the beginning to do the lease at $550.. AJ charged him $575... Either price is a good deal.. Utilities run over $500 pr month anyway..............We are still in a hole at $575 or $550.....

Sorry you got stuck in the middle of that. Yes I agree it is silly to fret about $25.

If that is rent per month it really is a good deal, specially with utilities...I can understand the need for extra $25 but he can't go back on a verbal agreement they are valid at law in any country. If the renter gets snippy he can get it set at $550.

But at a deal like that RF renter would be silly to pass it up...hope they are a good tennant...chin up..foot down and say "AJ it's $550 so shut up"

Yoda.. Seems I tend to get in the middle of things too often.. Must learn to never be in the middle.. grumbles at me just because.. Maybe AJ or his dad can fill out the blanks on the lease.. No reason I should have to do it... Esp when one says one thing the other another thing... Then we get my 2 cents. And no body is on the same page. What a book this would make...

Rhiannonsmoon... Actually the "verbal" agreement was with AJ at $575..The renter mentioned it to me and that is when I said AJ's dad told me to put $550 on the lease..

I agree that $550 or $575 is a "great" deal esp with utilities included. We have water, electric, trash removal, internet and cable...Then the new renter has a big dog which we didn't charge any pet fees.. And geesh, AJ did not discuss the security "deposit" with the new guy either.. We need a deposit because we have learned that without a deposit folks tend to leave us with damage to the hardwood floors..or kicked in doors leaving holes in the doors...

I am rambling...... Guess the "loud words" I heard earlier wasn't AJ fighing with anyone. Guess he was just talking loud... shrugs shoulders

Guess we will wait and see what happens..

Does AJ have an ownership interest in the property? Is he the manager of the property responsible for negotiating the terms of rentals? If not, why does he think he can countermand the dictates of the owners?

Even though the new renter was told initially it was 575 you corrected AJ and said AJ"s dad(presuming he's the top word) said 550. I'm sure the rental naturally liked this better. Even though it's only $25, the renter shouldn't be told he has to pay another 25 now that he's settled in. From now on all negotiations should be done prior to the tenant moving in. Hi Byzantine... Kind of a long story here. To make it short, yes, this is AJ's house, but the house is still in his dad's name because AJ doesn't qualify to put the mortgage in his name. AJ is not paying any of the mortgage as of yet. The goal is for him to finish school and work, then the house will be put in AJ's name....So AJ has some "input" in what goes one here, but in reality his dad runs the show for now..

AJ's dad wants AJ to be responsible for the renters, so yes, AJ has a say in regards to the renters, because it is AJ that finds the renters... It was "little ole me" that suggested we include utilities in the rent, as it would make things so much easier. We would not have to collect money 5 times a month, for rent, water, internet/cable, electric and trash removal. Everyone eventually agreed to my suggestion....

The grumbe was basically we were all on different pages. I made up the lease and everyone wanted changes made, including his dad. lol.. So I got frustrated. I always check with AJ and his dad first before anyone signs any lease to make sure everyone agrees...You can't cross out things and change things on a lease. Well, I guess you could, just I prefer a clean, error free lease, which means I had to write it three times... Maybe I should type the lease on the computer and just type the info in.. Be much easier.... but then my printer is out of ink and we are all broke. lol

Things have changed around here lately. I had a flash when my mom would visit me. She always wanted me to do things "HER" way and I'd get a bit upset because I wanted to do them my way. Although I never shouted or was threatening towards her, as I always kept my feelings inside and pretty much did what she wanted. Whereas AJ is much more agressive and verbally lashes out. (which isn't right, but I now understand his anger towards me) I guess what I am saying is, I see things differently now. I now better understand "inside" being the mom and letting go.. All of this means is that AJ and I seem to be getting along much better because I have let go.

But then the new renter has a big dog, lol... Dog is great and well trained and gets along with everyone. Yet I am afraid of the dog. LOL... Have not "walked-in" upstairs for over a month. lol... AJ has much more privacy when mom doesn't just appear out of nowhere, sweeping floors or cleaning tubs... lol This also may be why we are getting along better too.. The air isn't as thick and tempers aren't flying... and you know what? AJ and I are a like in many ways. We both have tempers... just his is agressive.. Mine isn't agressive, but just as ugly as his in many ways..

Hi lynn.. You are right and I agree, all negotiations should be done prior to the tenant moving in. In fact, I feel the lease should be signed before they move in or no later than the day they move in.

$550 or $575 are both great deals. It isn't like the "renters" have to stay/live in their bedrooms. They have access to the whole house. So it is more like then are renting a house and not just one room.. If that makes sense..

The new renter is soo nice. I like him a lot.. So I agree that he should pay $550...Will see what happens when AJ's dad gets here this afternoon..

Having a nice renter is a blessing Radio Flyer. As you know from past experience a bad renter can put you through hell.
