Our realtor came back to her office today from getting us signed up to sell our house. The listing would have offically started tomorrow.
We got a call from her after she found out that her office was closing immediately. The widow of the broker just couldn't go on and needed to close up shop. I feel so sorry for my realtor. She is wonderful and has gone the extra mile for us when we bought this house. She will retire months before she thought. She offered to help in anyway she could and is dropping off the papers that should help us but we have never sold a house before and my husband wants us to sell it ourselves. I am sort of freaking. I thought I would ask for any hints? Some things to do and things not to do? If you sold a house this way how did it go? Would you do it again? I am feeling overwhelmed.

We live in Central Washington State, USA.
We are relocating to Florida. Our housing market is soft right now so we thought it might take a while to sell. We won't be leaving for a while so will be renting. The house is priced right (we think) One thing that is nice is all the paper work is done so we have accurate information at least.

I've practiced in real estate, and my boyfriend owns an agency, but this is all South Africa unfortunately.
Is it not possible for the agent to join another agency, even if only for a few months before her retirement? Selling a house on your own is a bit tricky, and if you do not use the assistance of an agent, I would recommend at very least to consult an attorney. They can draft sales agreements, and double check any small print that a potential purchaser may add. Using an estage agent is very important, especially if you have never sold a property on your own before; there are so many small clauses, and so many crookes out there that could make your life a nightmare. I hope your property sells quickly (I'm sure it's a great peace of mind once it's sold!) and things go smoothly.

My husband is very convinced that we can do this. I told him that all the paperwork would be him. I just can't take the pressure or the thought I might do something wrong.
He called me from work today and told me to call our realtor and ask her to advise us. He also wanted her to know we would give her some money as a thanks when the house sells. I don't know if he was feeling insecure (doubt it) or he took my feelings into account but this is what I was hoping for. Only thing is that I wanted to give her money now. So..I am looking at for sale by owner web sites that list homes and cleaning, cleaning. Thanks all for listening.
