Hi, I'm new here and need some advice to a problem. Last winter I moved into a new condo. It's complicated but it is in a trust which a sibling is in charge of. A while ago a friend stopped by. This friend always has all these ideas. I am now in a hard spot. I saw this friend briefly the other day. I'm unemployed at the moment. My friend informed me today someone she knows is coming by to do some work in my condo. I didn't say anything. Not sure how to handle. There is no love lost between this friend and my sibling. First off since the condo is not in my name, I would not do any major or minor work with out discussing it with my sibling. I don't talk to my sibling about my friend because I know how they feel about this person and I'm afraid to say a word about all of this because I'm afraid of what would happen. Ifit was all up to me I'd be happy if I could afford it. It would certainly add to the value to the place. It is something that would be very noticeable. The whole situation would be easier if my friend would have discussed it with me first. How do I handle?

If I understand what you are saying, it is that your friend has taken it upon themself to bring in someone to make significant changes - all without permission of the owner?

The Condo Board needs to be contacted too. It's ultimately their permission that is required.

1) Inform the owner of the condo and ask what to do
2) If the owner of the condo says the work is not authorized don't let them in the condo.
3) Call your local police department (not 911) if they gain entry into the condo

As an aside, normal upgrades inside a condo do not need H.O.A. approval.

I think your answer to improvements on the condo may lie in the language of the trust. Of course, I am not privy to terms, but improvements may be in compliance with the trust. The friend may be a proxy, of sorts. Just lawyer speculation...I could totally be wrong not knowing what the trust entails. Good luck xo
