My subsidized rent went up 206 and now my medical is going up 170. I did get a raise but dang not that much.

I applied for a mortgage. Because heck if my rent is so high I should just buy a place. my credit went up 45 points. So it's almost in my pre 3rd husband range.

I've been approved but I'm basically a broke person applying for a mortgage feeling a bit foolish but I've got 10k in downpayment assistance. Feel like I should push through and make it happen somehow. Thoughts? I've had 3 dreams that basically tell me not to buy right now I think.

dreams:
jumping off 100 foot cliff into calm water, trying not to take a deeply desired deep breathe or I'd drown. sinking trying to reach the bottom so I can push myself up. but the bottom is too far so I start swimming up still holding my breath I see the light but it's far off end of dream 1

dream 2 a guy is buried in an avalanche another guy is trying to dig him out. the first guy is trying to stay alive. dream 2 ends

dream 3 a black cat flashes into my brain.

I did say no to first mortgage requiring closing costs of over 12k. no dreams since. new mortgage pays 10k towards down payment and closing costs. Feel like it's an opportunity. If I get a 2 bedroom I can rent out 1 room and make everything more affordable. My brother says stay put, my mother says move in with her, I say undecided.

Wish I knew what to say to help. Sounds like you are wrestling with many complex issues at the same time. That can be so draining. Hope you really find what is going to work for you for the best!

People, including myself, have tried to help you in your other posts about buying a home. Again, I do not think you are ready. You need to look beyond just the monthly mortgage payment and consider all the other costs you will have to assume.

I know you say you would rent out the extra bedroom to help with the mortgage, but that can come with its own problems. You may not be able to keep it rented 100% of the time. What will you do if it’s vacant for a month? What will happen if your tenant stops paying? Evictions take time and money.

I am surprised you were able to get down payment assistance without showing some savings of your own. In my country, there are subsidies for home buyers, but you have to bring something to the table. People need to set up a savings account and contribute a certain amount into the account before they can even apply for a subsidy.

$10,000 is not much for a down payment plus closing costs. What percentage are you thinking of putting down? If your down payment is less than 20%, you will have to pay for mortgage insurance: What is mortgage insurance and how does it work? | Consumer Financial Protection Bureau

I am not sure the market where you are looking, but if you do a bit of research/reading on the housing markets in many areas of the US. There are a lot of areas with bidding wars where the bid that is finally accepted is much higher than the list price. Bids that win normally incorporate a significant down payment or are all cash.

My advice would be to work on paying your debts. Once that is taken care of, you can start putting the money you were spending on debt payments towards saving for a down payment.
