My husband called my realtor well, since its after midnight, I guess its yesterday now and left a message on his voice mail that we will no longer be needing his services. The realtor has been taking a really long time getting the photos of the house on the internet and honestly, I have been a bit peeved myself.
So, after leaving a message with no return call from the realtor my husband called him again. Told him on the phone that "we" no longer need his services. The realtor went on the plead his case saying that the company he has to put the pictures on the internet is dilly dallying and wanted to know if we would at least give him a chance until Monday. Hubby told him that he would need to think about it and call him back. I kinda felt bad for the guy in a way. I dunno why, I always feel bad for some reason or another. Anyway, hubby and I talked about it and decided that we would let him work until the open house on Sunday but if nothing pans out then he is gone. Case closed, right? ************************NO****************************** The realtor called back a few hours later and asked for me. LOL. He said that he has been doing some thinking and really doesnt want to lose "us " as clients and wanted to make an offer if we continued on with him. He said that he will reduce his commission from 6% to 4% and the difference he will put towards closing costs as extra incentive to sell our home. Now, mind you, this is on top of the 5000.00 we have already offered towards closing so the buyer will likely not have to come up with any money at closing. I thanked him. I also told him that he would also need to aggressivly advertise our home also (he hasnt been doing that to well). He agreed. I feel bad for the poor guy. Although, there are not too many realtors out there that would ever do that so in an odd, weird sort of way, we are very lucky. Hubby and I also talked about the comments he made to me earlier about my meds. He said that he was frustrated cause I didnt answer the AC guys call which actually cancelled us off the schedule and they had to put as back onthe schedule but it pushed the appointment at a later time. In addition to that, he was stressed about the realtor and the move and said he was "sorry" he said that but did say that he has seen a change in me since I began taking the meds. He said that I have no backbone anymore. I dont really see it that way. I see it as having a more laid back frame of mind. I dont want to be jumping down peoples throats anymore. I like the calmness that I feel now. I just wish I could make him understand that I am way farther along then I was a few months ago. I think he forgets the 2-3 week time period I refused to leave our bed, shower, get dressed, brush my teeth or eat more then a half of sandwhich ever 2 days. Or the days I tried to commit myself. Has he forgotten? I dunno. I guess this is an issue that we will need to talk more about. I know my hubby loves me. That I do not doubt. I just wish he could just be a little bit more patient with me. OK, I guess I could have written this last part for the relationship forums but in my defense, I started with the intension of just talking about the poor realtor. Hey Jen this is way cool that dude will make a LOT of cash anyhow so I would not feel bad for him and ..well I like your happy tude now. I will say...people never really GET how far we have come when we crawl out of our illness a tad or even a lot. I was in a psychward once and it is like nobody remembers how hard it was and can be still...so I am blabbing but way cool

As for the realtor, I found it's the squeaky wheel that gets the grease. They tend to work harder for those who keep track of them and "complain nicely." The average realtor, down here anyway, is more interested in getting your signature so they get the commission no matter who sells the house, than actively working for that money. imo
Make sure any new agreement is IN WRITING and signed, dated!!!! Verbal orders always seem to be forgotten at closing. sigh. Good to hear you and spouse are trying to work through this together. Both of you need to work on your coping skills, but do the best you can for now (((((HUGS)))) give hubby a hug too. You're doing ok, to me. ![]()

Unless you deal with them on a regular basis, you wouldn't know this. To be honest, I would never pay a realtor 6%...I ALWAYS negotiate this down and it is ALWAYS up for negotiation...most people just don't know this tidbit of info unless they deal with realtors regularly. Do NOT feel sorry for your realtor. Be insistent that your advertising is immediately on the internet. Keep riding him or your house will sit on the market for many more days than you can afford. Buyers look at how long houses sit on the market and will low-ball you if it sits too long...and it can even effect your appraised value if it sits too long. Spread the word. Peace out. ![]() PS - You need to put that 2% in your pocket...especially if you already have closing cost incentives in place. Don't let him decide what to do with the 2%...you can still negotiate (and make sure you get a written modification to your listing agreement reflecting this). If you keep it, then you can decide if you want to use it (if you even have to) when you receive an offer lower than you want and feel comfortable about accepting it. PM me if you need help on this...I work with realtors in my line of work and can't stand some of the crap I see them try to pull over on their customers. If this realtor won't go for this, then let him go (be sure to terminate the listing agreement) and hire a bigger brokerage house and they'll go for it. Be firm...they work for you. (Dang, I guess ya'll can see this is a sore subject for me ![]()

I am sorry you are having trouble with someone in my line of work. I will put this out though. We are not all bad. I do commercial real estate only and would never consider doing residential real estate. I also will not except less than 6% unless I am listing for a personal friend. I work for that 6 percent and spend thousands of dollars every month advertising and making marketing materials. I also have 3 other licensed agents working for me. I do not have much experience with residential deals but I will say the agents in my feild that do cut their commissions are not really the best agents to work with. I will also say that when I put a listing in the MLS it takes the MLS up to 5 days (normally they get it done in 3) to take a picture of the building and put it on the website. I don't have the option to post it myself. I don't know how long it took him to get it up or if it is even the MLS system you are talking about. He should have at least had it on his personal website the same day. Please make sure you get him to put your incentive in writing. This profession can be very cut throat.

Sorry GEMinMD...didn't mean to offend you by my realtor comments, please accept my apologies. Residential and commerical are two different animals....there are far fewer commercial brokers than there are residential realtors and they usually operate under different methods. I don't think I've ever seen a commercial broker take a reduced commission, but residential realtors are a dime a dozen, they know it and they will take reduced commissions. This realtor of Jen's isn't doing her any favors...he's just giving her the rate he would give to someone like me as a consolation for his screwing up.
Residential realtors often over extend themselves by taking on any listing they can get their hands on because they are a dime a dozen and there is too much competition in their industry. They then fail to do their clients justice and you get situations like Jen's where the client is completely frustrated. Commerical brokers are a differnt. There are far fewer listings for them to score and they take care of their clients. In Texas, they even have a different commission structure so it's hard to compare commercial with residential realtors/brokerage houses. I really hope I didn't offend you...I wanted to explain a little of my position on this. Please don't be mad at me. ![]() ![]() ![]()

I'm not mad you didn't offend me at all. I was just trying to say we are not all bad. It seems like this guy isn't working for his commission that is why he was so quick to reduce it. I know that this business can be very cut throat especially on the residential side. That is why I would never go into residential brokerage.

I'm so sorry Jen and Gem. I shouldn't have posted in this thread. Real Estate is part of what I do and my work is a trigger right now. I feel terrible about what I posted and it's been too long now and I can't delete my posts. If a moderator sees this and is inclined...please delete my posts above.

Thank you Gem. I really appreciate you posting again to let me know that. But, even though I didn't offend you I was still way out of line with what I said about realtors in general. I shouldn't have generalized like that. I have several VERY good realtors that I work with on a regular basis and it was just wrong of me to go off on a tangent like that. Thank you for your kind words, they made me feel better after being such a monumental jerk.
Jen, I hope I didn't stress you out during an already stressful process of selling your home. Please forgive me for messing up your thread. Sweetie, just ignore my rantings.

You can always negotiate a commission, in any business, btw. The probalem with going too low with real estate is that it's usually split with the other realtor (buyer/seller) and other realtors tend to look and work first with the higher commissions. (And why not, it's their work income!) WIth the boon here in South FL you can find commissions at 2% (because the property values are inflated so, they make good money even at the low rate.)
But still, imo, it's a job that needs to be done correctly. With that said, I have never had a good experience with any realtor. sigh. Maybe they are just too busy, or a certain type of personality that doesn't pay attention to details? I really don't know, just thinking about it.

I would have replied sooner but I had a situation at the Pet-A-Pet farm today. I havent thought much about the realtor or selling the house today. Just relaxed. Had the neighbors over tonight and it was cool. Thanks again guys. Much love, Jen |

When I was a little girl we used to go to a neighborhood park that had huge ducks and geese that would walk up to people to see if they had any food to feed them. We would always take loaves of bread to feed them (there was alot of them) and when we ran out, we would have to make a run for it because they would chase us for more food. It was really fun and I'll never forget that...a very good childhood memory. Every now and then they would nip our legs with their bills and I would laugh and laugh because it tickled...I was only 7...what a great age to be...everything is so much fun to you.

Goats are EVIL!
My cousin had a goat when I was little. Oh Billy was a GREAT pet. Billy chased me around the farm and would knock me down or butt me. I was 3-4 years old...I was terrified of that goat. It was a big joke to my aunt and uncle until it turned on THEIR daughter (my cousin). I maintain....goats are EVIL! Glad you are ok. ![]()
